If you intend to protest the assessed value on your property, here are some notes that may be helpful. These notes are focused for residences; for commercial or rental properties, there may be additional tips such as presenting an income analysis for the property.
If you had a large adjustment, be mindful of two things. First, the property values may be appreciating. The Omaha MLS showed median home prices up 9.8% from 2023-2024. The other issue is perhaps the assessed value hasn't kept pace with market trends the last few years, so the Assessor has to do a big catch-up. It's sticker shock, I know, but the flip is that you got a good deal the last few years.
Things that will not help.
Now, some tips to give yourself a stronger case.
Data. It drives any successful protest. Honest, applicable, data. No side stories, no complaining, just subject and market data.
For residential properties, the value is typically analyzed based on sales of other properties. Find sales of similar properties; there's no formula, but look for sales that are recent, nearby, and similar design. In short, sales that a typical buyer might look at when trying to figure out a fair price to pay for your property. Try to find sales near or before January 1 of this year.
The more detail you know about them, the better. Put them in a table that makes it easy for the referee to see how your property matches-up with those sales. Don't list every detail, but probably the main items like sale date, price, size, year built, amenities, etc.
Some protesters bring just the lowest-priced sales rather than the most similar sales. If the referee sorts that you're being manipulative rather than honest and transparent, it'll really hurt your case. Referees often run their own searches after the hearing, so it's best to be straightforward. Also be mindful that no one sale sets the value; the key is the broader market data.
There is one other way to protest based called equalization: demonstrate that you are being over-assessed relative to comparable properties. For example, if 3 other properties are just like yours but assessed less, then that can support an adjustment even if the value is not over market level. This one is a little tricky - the comparables have to have the same use classification, in the same county, and reasonably compete with your property. And it's not just that they have a lower assessed value, but that they have a lower assessment compared to their true value (the ratio is what's important). It can work, but doesn't have a very high success rate because protesters usually miss one of the requirements.
Let's see... what else... It doesn't really matter if you meet in-person, by phone, or not at all with the referee. The key is to provide data, which you can typically upload or email to the County. Also, nobody with the County or the referees are out to get you or pushing for high values; they're just reviewing the data.

Hello.
I just started renting a place since the middle of this month. Me and my partner haven’t fully moved in yet as we have been trying to clean it on our days off. She also said she would have the place clean but was there cleaning it on the day she gave us the house keys, there was layers of dust on the ceiling and fireplace. We have found numerous bugs on many occasions (moths, huge and small spiders, beetles, now a wasp) which the landlord first denied. Then she agreed to spray the house, sprayed it from head to toe with some chemical and now the chemical left a really sticky mess everywhere. When I went there the day after she sprayed I saw more bugs. What are my rights concerning this?
Also, two days after she gave us the keys she entered the house without permission and left a key for the outside shed on our kitchen counter. Later found out the key didn’t even work and I have proof via email that she left it in the house. Would this be enough to get out of the tenancy?
I clearly made a huge mistake but want to find out my options and clearly move elsewhere.
I would consider assigning the place but she was extremely picky when letting us rent, so I feel she would be extremely difficult to find a new tenant.

Posting for my Fiance. I'm hoping this won't be too complicated to explain. Also sorry for the length. Location: Phoenix, AZ
About 3 years ago my fiance cosigned on a vehicle for a former gf (he's heard many times how dumb of a decision that was after the fact). Shortly there after they broke up and he had to file a restraining order on her.
She has been making payments ever since, until a few months ago when he started getting phone calls from the lenders about late payments. He wasn't given any more information about it from the lenders. He reached out to her through email to ask if everything was okay, and she emailed back telling him to fuck off and mind his own business.
Fast forward to yesterday, he received an email from her, from the day prior saying, "car died while driving it, it's all yours, go fuck yourself", it took an additional hour after to even get the cars location. She left it abandoned, unlocked, on the side of the road in one of the more shittier parts of Phoenix, but was surprisingly not gone through.
We were able to get the car towed to our house and upon inspecting it we found bags of garbage, drug paraphernalia and residue and her notary ledgers, and her clients information, and a mess load of personal mail and child support papers.
The car itself is also in horrible condition, multiple accidents, seats are ripped up, dash cracked, smoke damage, etc.... We asked her for the key, and she once again told us no and to go fuck ourselves and it's our problem now.
My question is, what do we do from here? We called the lender and found out she's 3 months past due payment wise, there's still 22k left on the loan and there's no way in hell the car will sell to cover that.
Can we get her off the loan if we take responsibility for payments, or make it so she can't come back for it? We have email proof of her abandoning it.
Can we sue her for the amount owed on the loan or past due?
Is this something we should get the police involved in?
I'm sorry for the wall of text, we are just really unsure of what the next steps should be.

TLDR:
Turkish Airlines dicked me around for four years to get a $390 refund from a cancelled flight, and has finally closed that door, telling me the voucher has expired. Can I do anything, or should I just give up?
Turkish Airlines cancelled my Lahore - Berlin flight in April 2020 because of the pandemic, and offered a refund. I immediately tried to fill out the online paperwork to get the refund, but received the message that refunds were on hold for a few months. When I tried again a few months later, I was told that since my credit card had expired in the process, I'd need a letter from my bank stating that this was indeed my account, and stating my new account information.
At this point, I was overwhelmed and low key traumatized (I'd gotten stuck in Lahore, had to take a $3000 evacuation flight and move back to Canada where I have citizenship, rather than returning to Berlin where I was living). I tried to produce this letter but it was absurd because obviously my Canadian bank is not going to print a document stating my full credit card number alongside my name. Finally Turkish Airlines told me that I needed to go to an in person office. I tried, but everything seemed closed, or they didn't answer their phone, and I didn't have access to a car. Fast forward to 2022, I finally tracked down an open office when passing through Berlin airport, and brought all the documentation. They tell me they can't help me. After numerous emails, Turkish Airlines issues me an EMD voucher, valid for 2 years up till April 20th 2024. I try to get it refunded but each query through their online feedback form takes months. I no longer have a EUR account, and they finally tell me that yes I can use my USD account. I've moved between 4 countries during this period, so it takes me a while to deal with the asinine customer service and figure out what I need to give them to get a refund (this has included multiple long phone conversations with customer service). It takes me so long that now we are at December 2023. Finally I submit all the documentation. But no, turns out I need to have a wet signature on my form. I am travelling for work and am not able to submit this information until March 2024. One month later, I receive a cookie cutter response, again telling me everything I need to do (which I've already submitted). I write an email half in capslock, extremely angry, but ALSO RE-ATTACH ALL THE PAPERWORK (because I notice one form I had previously submitted, I had forgotten in my most recent submission). One month later I get a response saying that since I didn't reply, they have closed the case (I have proof in my email that I replied with all the forms they asked for). I repeat the entire submission process again, and call the call center multiple times. I receive a response one month later saying my voucher has expired (it expired during the time they took to respond, not when I filed the claim), too bad, no refund for me.
I feel really stupid after all of this... feels like the joke was on me? How did I spend this much time trying to get this refund when maybe they never intended to refund me? Do I have any recourse, since the cancelled flight was 4 years ago?

2024.05.29 02:25 FOXTROT33nRVA RHUTHULU!

I dashed on the 23rd and made $53. I dashed the next night (24th) and made $50 then dashed again later and made $48. I sent all payments to my Dasher Direct after each shift. Usually gets deposited into my bank after 2-3 days. That's where it started and I still have not been paid. Today is the 28th.
I understand Memorial Day weekend might slow some things down so I waited and waited. But I would not be a responsible adult if I didn't call Door Dash after the 5th day of not receiving funds, right? So today I called and spoke to Redacted.
Redacted, and his/her incredibly thick accent, did not seem to understand this very basic issue. This is when I asked about how to sign up for Fast Pay, because I know it exists but I can't seem to get it working. In my frustrated tone, I told him/her that I'd found the Fast Pay option the night before but it literally won't allow me to click the friggin' icon. I made an error by saying "I know how to work this thing" which was actually in reference to operating smartphones in general. And that's when Redact jumped into attack mode......
"Oh, I thought you said you know how to work the app? But now you're saying you cannot find Fast Pay, ohhh okay...so now you are lying to me."
"Uhhhhh it's like 8am over here and I just woke up, Redact, my eyes aren't working correctly yet, look I just wanna get paid. Can you just help me here?"
Then she/he basically just repeats him/herself but this time you can actually hear him/her smiling through the damn phone. At this point, I am enraged.
I did let a few F-words fly and she/he reminded me he/she could terminate the call due to my language so I immediately flipped the switch into censorship mode. And by the way, my F words were used as adjectives and not directed at him/her. Something along the line of "at least you're getting effing paid by Door Dash because I'm effing not!"
I have to mention. At some point during our squabble, he/she asked for me to answer one of my security questions. And I did (oops!)
By the end of the phone call, me and Redacted are talking over each other. I'm firmly asking for hehim to transfer me (I didn't know what to do) and he/she is still mocking me. This gets nowhere so....I hang up.
This is when Redacted transformed into RHUTHULU, the foresaken demon God of Door Dash Customer Service!
I was already on the phone with another outsourced agent in Honduras when I felt the walls shaking and my chair vibrating. What is happening!? Suddenly, long slimy tentacles began pouring out of my phone and wrapping themselves around my email. I stood there in horror, as the G-Mail account linked to my Door Dash began to multiply upon itself...ad infinitum!
This was a beast I was not prepared to fight. Rhuthulu quickly and methodically blasted my emails, on average twenty per hour, for the next two full hours, with only small 5 minute cookie time breaks. While digging past the layers of destruction and carnage, I'd noticed these emails were "password reset" messages. The Demon God was casting password changing spells! (Secrets only The Sith knew!) Little did Rhuthulu know, but I was already on the phone with other DD agents trying to report his/her spells. Their shielding counter attacks only lasted one full Rhuthulu shift, which seemed to be only six hours, give or take....a cookie. The beast resumed his/her password reset spell incantation hexes...but by now, I had observed his/her tactics, which felt weaker as the day grew longer. I was proving to have more endurance than the fabled demon, as by now I had withstood several hours of the United Nations of Door Dash Customer Serve Hiss Agents' feeble attempts at "help."
All of my security question Master Locks have been reset with new keys and it seems....for now....that RHUTHULU has returned to his/her hole amongst the deep.
I still have not been paid. What's the longest you've had to wait for DD payment?

Hello, this is kind of a messy situation.
I haven’t had EDD since the whole COVID-19 issue, so i ended up forgetting my password.
I attempted password resets however it also asks how much my last EDD payout was. I don’t have access to the records for that. The old BOA debit card went lost and thats also required for a password reset on the BOA app.
I’m obviously not the best with passwords, so i ended up opening a different account with a different email, filed the claim, got my EDDCAN, then attempted to register it.
It stated my information did not match. EDDCAN checked out, name, email, SSN, yet it is saying it’s not correct.
I did also get an email within the previous email address i used saying weeks were available to certify.. however, it was not the email i registered/filed with.
I attempted contacting EDD numerous times but that was not looking possible since they pretty much deny every phone call at this point.
im not sure what i can do at this point. any help or advice is greatly appreciated.
summary; filed claim with new email, EDDCAN registration is having errors. previous email address used stated weeks can be certified, however did not file with that email. EDD doesn’t answer and cannot finish registration.

Hello again to Anthony's post-college sale! I will also be travelling to Korea on the 31st of May, so figured, with today and the two days after, to get some of my last sales done. To be transparent, I have been trying to get some more Chinese and Annamnese (Vietnamnese) coins in the near future, so I have to offload some of my stuff to get towards my collecting goals. Got some cool coins lined up in my collection and wanted to offset the cost.
These are all NEW items, mostly from my personal collection of raw inventory, as this sale is mostly raw coins with four nicely graded and slabbed silver pieces of Joseon Korea and of course, Qing and Republican China. Some of the highlights include a NGC AU 58 rare Korean 1 Chon with black enamelling or cloisonne, the only type in the world that would constitute the Taedong series of 1882-83. Quite scarce and nicely toned and sharp for this cast silver issue! There is also a NGC MS 63 Chekiang 10 cent with a much above average strike! And in the realm of PCGS slabs, there is a nice MS 64 blast white Kwangtung 10 Cents, a more uncommon denomination compared to the 20 cents, from the Kuang Hsu era, also ex. personal collection. Lastly, we have a rather large 5 miscals, or half a tael/sar, Sinkiang ration silver xiang yin from the Tihwa Mint, graded XF details. Still a very sharp piece with a authentic LOL Sinkiang black staining on the reverse. Quite unique. I believe this would be hornsilver. Lastly, in terms of raw coinage, we have some nice mini lots of copper cash, including Sinkiang Red Cash and Empire/Provincial 5 cash--a more elusive denomination. We also have a good amount of silver, such as a 1899 Old Kiangnan 20 Cents, ex. Dan Ching, a rare date 1907 Kirin 5 Cents in silver, and three Manchurian Provinces silver 20 cents from my personal collection. There is also a 100 mun from Korea too! All in all, please take a look and let me know if these Asian numismatics and classics in the field interest you!

2024.05.29 01:56 lindabeth Advice needed for a host/owner who won't stop messaging me asking for a review

I rented with Turo for only the second time. I am having an issue with a owner and I am looking for some advise (probably from an owner) on how to handle it.
TL;dr - The check in/check out and communication processes made me uncomfortable safety wise. I was going to forego a review because I did not want to leave 5 stars and I know less is damaging, and then give private feedback after the window was closed. Since then I have been harassed by them to give a 5-star review (5 separate messages sent in a week) with the last one being "Did we do something wrong? I feel like you are punishing us. This was just a 2 day trip and we just want our money." I don't know what to do - I don't want to respond yet because I don't want a bad retaliatory review. But they are making me feel guilty and pressured to explain myself, and if I don't reply they keep pushing. I can't believe I have had to deal with personal text messages and stress after the trip has long ended. And wasting my time thinking about it and making this post.
Any help, especially from owners, is appreciated.
Full Story/Details:
I had a brief rent, just 2 days. Everything was fine from a technical standpoint - I got the car, it was in fine shape, I was able to return it. However, I was not thrilled about their entire process for renting (below, which relate to the current behavior) so I do not want to post a review at all because I just cannot give them 5 stars and I know how much the lower ratings hurt a host.
This isn't everything but:
So now, they are asking for a 5-star review, which I understand. I dropped the car off last Monday and I have until Thursday to review the trip, per the email from Turo after the trip ended. The car was "fine" but all this stuff, I absolutely hated and felt very uncomfortable along the way. Had I known some of it, I would not have rented from them.
Since I dropped it off, I was debating what to do - whether to just suck it up and give them the 5 star review and then give them feedback after, or not give a review, wait until the period has passed (because they can review me too), and then give feedback. I did not want to risk any retaliating low review.
While I was pondering this, I received no less than the following:
  1. Monday - a (long) message in the Turo app AND by text message the day I dropped it off, requesting a 5 star review.
  2. Also Monday, that same message in a text message the same day.
  3. Wednesday - A text message 2 days later asking me if I got the text from Monday, and again pushing me for a 5 star review - it's a small business, the longer my review takes negatively affects their algorithm, etc. In other words, they are continuing to text my personal phone in the group text that I did not feel comfortable with in the first place, days after the ride is done. At this point I kindly requested that they not text me anymore since the trip has ended. Any messages can be sent through the site.
  4. Wednesday - They then copied and pasted the SAME message from the text and sent it to me through Turo. - This is Wednesday. So now I'm really leaning toward no review and give feedback after.
  5. Yesterday/Monday - (one week after the rental ended and a holiday), they send another message in the site, requesting a review, and saying they just want their commission and giving me the same thing they've said before, Turo isn't easy, it's a family business and they "try to treat others the way we would want to be treated, that they rely on the 5 star reviews, anything less hurts them, etc." That they are trying to make a little money on the side. This is all the kind of stuff they have on their profile and in basically every auto-text they sent over the course of the trip. I didn't respond.
  6. Today - they sent me another message: "Did we do something wrong? I feel like you are punishing us. This was just a 2 day trip and we just want our money." I didn't even read that one because I have a job and I'm working. Their prior message had said (One thing they said is with less than 5 stars, "Turo keeps earnings from us and drops us in the search.") So Turo keeps their money? Is that true?
  7. Also today, 3 hours later - they took a screenshot of those 2 Turo messages and one of the group (not the one I had the name for) texted the image to me. This was after I had asked them to no longer text me personally.
Keep in mind, I still have 2 more days to review them, and this is now the 5th message they have sent me personally (not including the day they sent 2).
At this point, I almost WANT to give them a negative review. I feel like I am being harassed and pressured/coerced to do something that's optional. Now I'm worried they'll give me a negative review for not reviewing them or responding to the message from yesterday/today.
I don't owe them a review - it's optional. And I shouldn't be obligated to keep responding to their messages. My trip s over, the car was returned fine, that's the end of my communication requirement.
I would have had no problem with ONE message on the return day, sent through the site, and ONE message a couple days before the window closed, sent through the site, that basically reminds me the window is closing and they wanted to make sure I had the opportunity to leave a review. No pressure tactics.
I don't know what to do - do I just sit and let the period end so I can give them my honest feedback? Do I give that to them now? Again, I don't want to ruin their score-I'm actually being kind here-and I don't want them to give me a low rating in retaliation.
